Crestwood VIllage Covenants

Our Neighborhood was built in two phases:  

  • In 2003, Frankfort Drive was constructed and restrictions were filed for the 500-700 block of Frankfort Drive, Winthrop CT, and Lawrenceburg CT (Plat Book 11, Page 36) . 
  • In 2005, The "First Addition" was added with separate restrictions covering the 100-200 block of Frankfort Drive, Petersburg CT, Mooresboro CT, and Brockton CT.  (Plat Book 11, Page 75)

To the left is an example notice form you might receive if your residence is not in compliance. It also functions as a handy “cheat sheet” for the main responsibilities in our Covenants that you as a homeowner are responsible for.  

 
If you have received one of these forms, DO NOT panic! This is just a first step and likely only was left because we haven't been able to talk to you about the issue face to face.

What happened to the "new" 2019 Covenants?

They were never passed at a HOA Called or Annual Meeting and thus are not in effect.

Articles of Incorporation, By-Laws, and Restrictions…what’s the difference?

Those are three separate documents with three separate purposes. Here is their hierarchy and purpose:


1. Restrictions (aka Covenants):  What binds homeowners to certain requirements pertaining to their property’s use, design, and upkeep. 


2. Articles of Incorporation: Found a legal entity and state its purpose and structure. These are not covenants and do not apply to the homeowners' property. They only apply to the incorporation. In our case, this incorporation is the HOA and it’s members. 


3. By-Laws: These are rules and regulations that bind the incorporation. They give the incorporation authority as well as limit its authority. They do not apply to homeowners property, just to the incorporation itself. In our case, these By-Laws apply to the incorporation which is the HOA and its members. 


So, unless you‘re an HOA board member, or attending HOA meetings, the legal document you likely are interested in are the “Restrictions” that run with your property’s land.

2023 Dues

Your 2023 homeowner dues are $150.00

Assessments are due on June 1st of each year.   

Late Fees of $20/month will be assessed beginning June 30th of each year, not to exceed $240.00.
